Frequently Asked Questions

What is the pet policy?

Residents are permitted to have up to 3 pets in their apartment, with a maximum of 2 being dogs. We do not have any breed restrictions for dogs. However, exotic animals are not allowed.

Are there fees, monthly charges, or deposits required for pets?

We require a nonrefundable fee, please contact the office for details. All animals must be registered with PetScreening annually, which incurs a $30 fee. For further details and to complete the registration, please visit https://abberlywoods.petscreening.com.

When is my rent payment due?

Rent is expected to be paid by the 1st of each month. If payment is not received by the 5th, late fees will be applied starting on the 6th.

What forms of payment are accepted?

We accept personal checks, money orders, and cashier's check (no cash). For your convenience, we accept online payments through ACH, credit card and debit card.

Is there a place where I can pay my rent after office hours?

For your convenience after hours payments may be submitted through the Resident portal via, ACH, credit card or debit card.

Do you have cable and internet services?

Internet is available through AT&T, Spectrum and Verizon Home. Residents may choose their provider and select the package directly through the provider.

What utilities are included in the rent?

Rental rates include Basic Pest Control, Fetch Package Delivery Service, Valet Waste Removal and ADT Smart Home Technology (Thermostat and Front Door Lock). Water is submetered for household usage and billed monthly for the resident to pay with Rent. Electricity is through Duke Energy and paid directly to the vendor. We do not have gas service.

What are the move-in fees?

Deposit or Surety Bond due at move in along with prorated rent and pet fees if applicable.

Is smoking permitted here?

​Smoking is prohibited in common interior areas of the community, including hallways, shared amenities, and the pool area.

What is the guest policy?

Guests are allowed to stay for 10 days. Beyond this period, they are required to be added to the lease agreement if they are over the age of 18.

Am I permitted to install a satellite dish at my apartment?

You can install a satellite dish within your patio. It may not be adhered to our structure in any fashion and has to be contained within the patio area to meet our guidelines. Please contact the leasing office to have this approved by management.

What is the process for package delivery?

We have an ongoing partnership with Fetch Package Delivery that will help facilitate the customizable delivery of your packages.

Is there a designated parking area for residents?

For a resident's vehicle to be authorized to park within the community, a parking permit issued by Abberly Woods/LMS Parking Services must be visible in the bottom left corner of the front windshield on the driver's side. Guests without a grey guest pass hanging on the mirror must park in the designated visitor overflow spots marked throughout the community.

What are the lease term options available?

Our lease terms are variable and depend on move in time frame, floor plan and floor level. Please contact the leasing office for specific details.

How do I renew my lease?

While logged into the Resident Portal, navigate to the Lease Tab and select Lease Info. If there is an active proposal on your account, you will see the available lease renewal options.

How do I submit a repair request for issues in my apartment?

During business hours, you may contact the office directly or place a work order through our Resident Portal. For after-hours emergencies, please call 704-597-9199 and select option 2 for our Emergency Maintenance Staff, who are available 24 hours a day.
